Developed across 4.2 acres, the project introduced a mix of food, fitness, wellness, and service-based tenants, with additional plans to expand the site through future garden office development.

The Challenge
As Central continued to grow, the site presented an opportunity to create a convenient retail destination that could serve daily needs for residents while supporting a strong mix of local and national tenants. The remaining undeveloped land also required a long-term plan that could complement the retail frontage while maximizing the property’s overall value.
The Solution
The development was completed in multiple phases across the 4.2-acre site:
- Phase 1, completed in 2021, delivered a 9,600-square-foot retail building with tenants including Starbucks, HOTWORX, Merci Nails, and LIT Pizza.
- Phase 2, completed in 2023, added a 3,220-square-foot retail building with Smoothie King and Izzo’s Illegal Burrito.
- Additional frontage was later leased to Take 5 Oil Change, further strengthening the site’s service-oriented tenant mix.
The Impact
The project created a high-traffic retail destination for the Central community, bringing together everyday conveniences, dining options, and wellness-focused services in one accessible location. Future garden office buildings planned for the remaining undeveloped property will further expand the site’s usefulness and create a more complete mixed-use commercial environment.
