The Challenge
The property included a large existing shopping center on a 16-acre site along Florida Boulevard, one of Baton Rouge’s long-standing commercial corridors. The opportunity was to reposition a legacy retail asset for stronger tenant appeal, improved site functionality, and long-term commercial value.
The Solution
The redevelopment plan divided the property into four parcels and introduced a series of strategic improvements. Rouses Markets opened as the anchor grocer in 2023, Southern Classic Chicken was planned as an outparcel development for 2025, and excess land was sold to the adjacent Louisiana Department of Agriculture property. The shopping center was also updated with a renovated façade and upgraded site design.
The Impact
The redevelopment brought renewed momentum to a prominent Baton Rouge retail property by strengthening the tenant mix, improving the shopping center’s appearance, and creating new development opportunities across the site. Current tenants include Roses Discount Store and Fun City Adventure Park, with the broader redevelopment helping reestablish the center as an active commercial destination.
