The Challenge

The Solution
Maestri-Murrell purchased and demolished the former nightclub, then redeveloped the property into two commercial tracts. Take 5 Oil Change signed a 10-year ground lease on one tract, while Fratelli’s purchased the other site and now operates its Italian restaurant there.
The Impact
The redevelopment brought new services and additional tax revenue to Ascension Parish while improving the commercial value of a high-traffic corridor. By converting the former nightclub into active retail and restaurant uses, the project created a stronger long-term fit for the surrounding market.
